Bass Lake is home. The mountain is the route.
Bass Lake is home base. From the lake we cover Oakhurst, Coarsegold, North Fork, the Yosemite gateway communities and the surrounding mountain communities of Madera County.
Bass Lake
Home base. Cabins, lakefront homes and the highest concentration of short-term rentals we serve, which is exactly why we can move fast here.
Oakhurst
Commercial cleaning for offices, clinics, salons and retail on the 41 corridor, plus homes and rentals on the surrounding acreage.
Coarsegold
Rural properties, larger parcels and rentals with heavy seasonal swings. Access and drive time are part of how we plan the schedule.
North Fork
Quiet second homes and long-stay rentals where the owner is often hundreds of miles away and wants eyes on the property.
Yosemite gateway
The 41 and 140 corridors, where guest traffic follows the park season and turnover windows get tight in summer.
Surrounding mountain communities
The smaller Madera County communities in between. Ask about your address: what we can take on depends on the day's route.
If a property sits a little outside this footprint, ask anyway. The answer usually depends on the schedule rather than the map.
What is different about cleaning up here.
Mountain properties behave differently from valley houses. Pines drop needles on the deck all year. Dust moves in whether anyone has been there or not. A cabin that sat empty through a wet winter smells like it when the first guest arrives in May. We plan the first visit of the season around that, and we tell you what we find.
Mountain property realities
- Pine needles on decks and in door tracks, all year round
- Dust that settles whether the property has been used or not
- A cabin that sat closed through a wet winter and smells like it by May
- Hot tubs that need draining and balancing between guest groups
- Heavy laundry loads from large groups in a short window
- Driveways and access that change with the weather
Why local matters here specifically
A cleaning company working the mountain from the valley loses the edges of the day to driving. That is the time when a turnover actually has to be finished. Being based in Bass Lake removes the drive from the equation, which is what makes a same-day window realistic in the first place.
What we look after around the lake.
Most of the properties we care for are vacation rentals, and most of those are cabins and lake houses rather than purpose-built short-term rentals. They were somebody's family place first. That changes what a clean needs to be: careful with the finishes, honest about the wear, and respectful of the fact that the owner has a relationship with the house, not just a listing.
Second homes that are used a few weeks a year need a different rhythm again. They need checking more often than they need cleaning, and they need somebody who notices a leak or a broken screen before it becomes a repair. Seasonal properties around here tend to need a proper reset at the start of the season and a wind-down at the end of it, with turnovers in between.
High-turnover rentals are their own discipline. When a property turns over thirty or forty times a year, small inconsistencies compound: a missing towel here, a supply that ran out there, a lamp that stopped working in June. A good turnover process is what keeps those from reaching a guest, and it only works when somebody is close enough to fix them.
Coverage questions.
Which areas do you serve?
Bass Lake is home base. From there we work Oakhurst, Coarsegold, North Fork, the Yosemite gateway communities and the surrounding mountain communities of Madera County. If a property is a little outside that footprint, ask, because the answer depends on the schedule rather than the map.
Can you help if I don't live in Bass Lake?
That is the whole reason we are here. Property checks start at $59 and guest support visits at $69. If you are hours away, we can be the local presence: checks before and after guests, supply runs, linen drops, and a call or message to you with photos when something looks wrong or simply needs a decision. Many of our owners have never met us in person.
Do you provide recurring commercial cleaning?
Yes. Weekly, bi-weekly, monthly or a custom rhythm, with after-hours and low-traffic windows available depending on the schedule and location. Commercial cleaning starts at $249, but recurring plans are quoted individually from a free walkthrough, because a salon, a clinic and a small warehouse are not the same job.
